From drippy faucets in Old Roseville to whole-home repipes in Sun City — our trucks are stocked for anything the day throws at them.
Different neighborhoods, different decades, different problems. Here's what we see most across Folsom — and what to watch for in your home.
Folsom's plumbing challenges trace the city's growth rings. Hard water is the universal complaint — Folsom water averages 12–16 grains per gallon, leaving scale on Empire Ranch fixtures, shortening water-heater life in Broadstone, and clogging Briggs Ranch aerators. Slab leaks dominate the 1980s–90s subdivisions in American River Canyon and Prairie Oaks as the original copper ages out. Tree roots are the biggest concern in older Historic Folsom — mature liquidambars and oaks along Sutter Street and Bidwell invade clay sewer laterals from the 1950s–60s. Newer Folsom Heights and Russell Ranch homes have PEX and rarely see root intrusion, but they do get pressure-reducing valve failures as Folsom's high-pressure mains wear on PRVs.
If you're anywhere from the Galleria to Stanford Ranch, we're just minutes away. Typical response time: under 45 minutes.

A retired couple was on their third 50-gallon tank in 12 years. Sun City's hard water kept eating the anode rod, and they wanted to reclaim the garage space.
Installed a Rinnai RU199iN condensing tankless on an exterior wall, added a whole-home softener pre-filter, and flushed the line. Gas line upsized from 1/2" to 3/4" to meet the BTU demand.
Endless hot water, 12% lower gas bill, and the garage wall they freed up became storage. Flush service scheduled annually — keeps the warranty intact.

The homeowner had three pinhole leaks in 18 months, brown water every morning, and a plumber's quote that required ripping out half their drywall.
We ran PEX-A through the attic and interior walls with just 11 access cuts — all in closets and the laundry room. Original copper capped and abandoned in place. Full pressure test and city inspection passed first visit.
2 days on-site, zero tile damage, and the homeowner's water bill dropped $14/month from the reduced wasted-flush volume. Texture match was invisible by the time they painted.

Most amazing service ever! On time, professional, fixed our major plumbing issue. Beyond satisfied. Highly recommend . Thank you Doug!! Always supportive of family owned business.

Doug and Victor came to our home as we had a sewer backup. They were amazing! Cleared it and explained what the issue was and gave us a reasonable quote for the repair work. Thanks for coming to our rescue!

Victor K. , Kevin and Moses are all amazing, nicest crew ever, great work , efficient, Thank you all so much ! Stacy Hesse

Okay so I'll be honest I've never used these guys but I see their service van parked in my neighborhood and it's freaking Epic.... I've been Plumbing for 27 years I work for the state of California the first time I saw this van I considered quitting my job to see if Beaver Brothers is hiring

They did a great job! Professional, reliable, and reasonably priced. I would highly recommend Beaver Brothers.

My laundry room piping was old and had Been leaking for some time. I called Beaver Brothers and they sent out the service advisor within a couple hours. I was given a fair price and they had two techs out the following day to conquer my ancient plumbing. The guys did a great job and I was surprised how quickly they got it completed. I’m very pleased with their fast, professional service and will definitely keep them on file for future projects. Thanks much!!!

They installed a loop from my water main to the garage and then installed a pressure valve and a water softener. Extremely happy with the work. The pipes were installed under ground and when they finished, it did not even look like they disturbed the ground. Highly recommend Beaver Brothers for your plumbing project.

We had the best experience with Beaver Brothers Plumbing! They were our third quote and came in much lower than their competitors. We dealt with Steve, Moses, Viktor, and Vitalii for the actual repair work and Isabella for customer service and everyone was super friendly and helpful. We had to do a sewer line replacement which is not fun but they made it as painless as possible. They'll be my go to for any future plumbing issues and I will definitely recommend them to friends and family.

Great service!

I was having problems with my 3 years-old water heater and didn’t have consistent hot water for nearly three weeks. The part I needed to fix my water heater was out of stock, and I was told it would take at least another three weeks to receive it from the manufacturer. I called Beaver Brothers and met with Steve. After an in-depth discussion around my options, he gave me a quote that worked for me. He had his crew onsite within the hour. The whole team was professional and pleasant. All the guys worked continuously and there were no messes left behind. They needed access under the house and the access point was cluttered, but they moved everything out of the way and neatly moved everything back when they were done. The closet where my water tank is located looked amazing. It was cleaned out and the quality of their installation was impressive. I am very happy with their service, the quality of their work is outstanding, and I will be calling them again for my future plumbing needs.

I would highly recommend Beaver Brothers for any plumbing needs. I have had two experiences with them and both were very positive. They were very responsive and come out quickly for reasonable price. Recently they replaced my water heater.

Doug did a great job. He was in and out, drain cleared and working. Great price.

Both Moses and Victor did a wonderful job installing our water shut off set up. They arrived when they said they would and were neat and polite. They explained to me what they were doing and how to manage it in the future I appreciated their helpfulness and would certainly call them again.

5 Star!🌟 This company is AMAZING! I called with stopped up plumbing and they were able to come quickly, very reasonable price and Doug was the BEST! Kudos to them! Thank you !

My drain line was backed up and broke off. Beaver brothers was very knowledgeable and professional. They had the drain line replaced quickly and have had no issues since then!

Quick, professional, and friendly. I got service the same day. I had an issue with a clogged shower and they were able to fix it. I highly recommend them. Plus, they have a catchy business name.

In Folsom, choosing a licensed local plumber means checking experience, emergency availability, service range, and communication style. Report symptoms such as leaks, low pressure, slow drains, sewer odors, water heater issues, or fixture failures. Scheduling starts with a clear description of the problem, followed by an inspection and explanation of repair options.
A practical ordering process includes:
The price of a plumber in Folsom depends on repair complexity, emergency timing, leak location, parts, access, and service scope. A basic repair can be very different from a hidden leak, water heater replacement, or sewer line issue. If the plumber must access tight areas or use specialized parts, the cost can change. Beaver Brothers Plumbing provides upfront pricing explanations so customers know what they are approving.
Folsom customers can choose Beaver Brothers Plumbing for emergency plumbing, commercial service, licensed support, and local availability. The team handles leaks, drains, fixtures, water heaters, pipe repairs, sewer issues, and more. This matters when a plumbing problem needs both a quick response and experienced diagnosis.
Beaver Brothers Plumbing also promotes a 100% Satisfaction Guarantee. Warranty terms can vary by work type, so customers should ask what applies to the repair or installation. The goal is dependable workmanship and a clear service experience.
These are 1990s–2000s subdivisions where the original copper is now reaching slab-leak age (25–30 years), so leak detection and slab-leak repair lead the list. PRV replacement is the second most common — high mains pressure burns out the original PRVs in this window. Whole-house softener installs are popular here since the homes are older than the softener installs in many cases. Folsom Heights and the newer Russell Ranch builds also see recirculation pump failures around year 7.
Yes — including dock-side hose bibs, irrigation backflow assemblies (RPZ devices required annually for backflow testing in many districts), and any work that crosses into El Dorado Hills boundary near Folsom Lake. Lake-proximity homes often have higher humidity which accelerates corrosion on exterior plumbing; we use stainless or brass fittings on exposed assemblies. We also install and service whole-house water-treatment for homes using lake-adjacent groundwater.
Pre-1960 Historic Folsom homes near Sutter Street and the East Bidwell core have aging clay sewer laterals invaded by mature liquidambar and oak roots — root cleanouts and trenchless replacement are routine. Some homes still have galvanized supply on the hot side (brown water, low pressure). Cast-iron drain stacks corrode through their lower fittings, leading to slab penetrations leaking. We typically recommend a sewer-camera inspection plus pipe-material survey on any pre-1960 Historic Folsom home being remodeled or sold.
Yes. Folsom + Sac County both require permits (~$220 fee), Category III or IV stainless steel venting with specific clearances, gas-line sizing verified for the BTU rating (199K BTU tankless on a 1/2-inch line is a guaranteed inspection failure), and earthquake bracing. Typical install runs $3,500–$5,500 including unit, permit, gas/vent work, and code-compliant condensate handling. Recommended for households with 2+ simultaneous hot-water demands; less compelling for small households with single bathrooms.
Typical Folsom sewer line repair runs $2,743–$3,832 average, ranging from $1,107 for a simple spot repair up to $5,203 for more involved work. Full replacement averages $2,726–$3,914, up to $7,058 for long runs or deep installs. Trenchless lining costs $80–$250 per linear foot and saves yard restoration ($1,200–$6,000 on top of trenched dig). We always start with a sewer-camera inspection ($150–$300) to confirm scope before quoting — bellies need spot repair, root invasion needs lining or replacement.
Folsom's city water mains run high pressure (80+ PSI in many sections), well above the 60–80 PSI safe range for residential plumbing. Every home has a pressure-reducing valve (PRV) at the main service line that caps the pressure, but PRVs wear out — usually every 7–12 years. Empire Ranch and Broadstone homes built 2000–2008 are right in that failure window. Signs: hammering pipes, dripping toilets, leaking fixture seals, premature water-heater failure. Replacement runs $300–$700 installed.
Sacramento-area water sources — the American River, groundwater, El Dorado Irrigation District, Placer County wells — average 12–20 grains per gallon (gpg) of hardness, far above the EPA-recommended 1–3 gpg. The dissolved calcium and magnesium leave white scale on fixtures, shorten water heater life by 3–5 years, restrict pipe flow over time, and reduce the efficiency of soap, dishwashers, and laundry machines. It's safe to drink, but rough on plumbing. Solutions include whole-house softeners, reverse-osmosis under-sink systems for drinking, and annual water heater flushes. Most homes here see measurable plumbing-life extension within a year of softener install.
Free written estimates on installation quotes — water heater replacements, repipes, sewer line work, fixture installs, softener systems, tankless conversions. For diagnostic work (finding a slab leak, locating a sewer blockage with camera inspection), there's a small service-call fee, but it's credited toward the repair if you approve the work the same day. All pricing is upfront flat-rate — no hourly billing surprises. You see the total cost before we start, including parts, labor, and permits where required. Financing options available for larger jobs like repipes and main-line replacements.
Same-day for most service calls and same-hour for true emergencies like burst pipes, active gas leaks, and sewer backups flooding the home. We dispatch 24/7 from our Sacramento office, with trucks covering Sacramento, Placer, Yolo, and El Dorado counties. Typical emergency response times: 30–45 minutes within central Sacramento, Roseville, and Rocklin; 45–60 minutes to Folsom, Granite Bay, Antelope, and Citrus Heights; up to 90 minutes for outlying Loomis, Placerville, and rural Sac County areas. Call our dispatch line anytime — we don't use answering services that funnel you through a callback queue.
Yes — Beaver Brothers is a fully licensed California plumbing contractor (C-36 license), bonded, and carries general liability plus workers' comp insurance on every technician. California law requires a CSLB license for any plumbing work over $500, and unlicensed work can void your homeowner's insurance if something goes wrong. We carry the paperwork in every truck and can show it on request. Permits are pulled on every job that requires them — water heaters, gas lines, repipes, sewer replacements — so the work is documented and inspected by the city or county.
